Study the Sobha Hennur master plan for residential blocks, mixed-use areas, access, landscape, clubhouse and future-development parcels.
The Sobha Hennur Master Plan arranges the approximately 50.45-acre site as a set of connected precincts. A mixed-use area sits toward the western side, residential Blocks 1–5 form one sequence, and Blocks 6–12 follow the southern and eastern circulation loop. The drawing also identifies an amenity block, a clubhouse area, parks, civic-amenity land, a future-development parcel and the wider access and landscape framework.
Sobha Hennur Land Area is large enough that block position matters. Start by finding the shortlisted tower, then trace its route to the project entrance, basement ramp, drop-off and visitor parking. Note whether its primary edges face another residential block, an internal road, a park, the mixed-use precinct or future-development land. These relationships are more useful for an early shortlist than a project-wide aerial view on its own.
Sobha Hennur Open Space is recorded at approximately 37% green cover across the project. That percentage should not be read as a promise that every marked green area is an accessible resident lawn. Landscape above basements, statutory setbacks, buffers, civic land and lake-edge areas can serve different purposes. Ask for an area schedule that distinguishes usable recreation space, planted zones and land that is restricted or assigned to another use.
The Sobha Hennur Clubhouse and amenity block should be checked against the residential phase. Confirm their location, access route, parking, handover timing and whether residents from serviced apartments or later phases share the same facilities. If the mixed-use precinct has public-facing activity, ask how its visitor and service movement is separated from residential circulation.
Roads and servicing are the next layer of the plan. Check the fire-tender loop, loading access, waste movement, utility areas and temporary construction routes. If occupation could begin before later blocks are complete, request a phase logistics plan showing safe pedestrian movement, fire access and the sequence for closing temporary roads. The future-development parcel also needs a written statement of current use and construction timing.
Use the annotated plan for orientation, then request the latest sanctioned drawing for measurement and approval checks. Confirm the revision date, block numbering, road widths, setbacks, civic parcels and lake-edge treatment.
